Job Summary/Basic Functions

This is work overseeing work by three HVAC/refrigeration mechanics, three operating engineer masters, two electricians, a plumber/pipefitter, a maintenance repairer 1 and contractors in performing highly skilled work in the preventive maintenance and repair of buildings and equipment.

OTHER REQUIREMENTS OF THE POSITION

Knowledge of general maintenance, trades and engineering techniques, methods and procedures. Knowledge of supervisory principles and practices.

Skill in installing, operating and maintaining air conditioning, refrigeration, heating and ventilation equipment.

Ability to supervise people of varying trades, skills and abilities.

Ability to determine work priorities then plan, organize, coordinate and insure proper completion of work assignments.

Ability to requisition, distribute and monitor use of supplies and materials.

Ability to maintain accurate records. Ability to utilize problem solving techniques.

Ability to use hand tools and power tools and equipment properly.

Ability to read and clearly understand blueprints.

Ability to carry, erect, climb, and maneuver on ladders and/or scaffolds; work in tight and awkward spaces; work off of roofs, cat walks, and other elevated areas.

Ability to carry or otherwise move loads of 50 pounds or more (pipe, wire, toolboxes, etc.).

Ability to understand and apply University rules, regulations, policies, and procedures.

Ability to work outdoors in all types of weather and within extreme temperature ranges.

Visual ability, corrected, to observe people and/or vehicles moving through the work area in order to redirect work orequipment to avoid injuries to the people or damage to the vehicles.

Ability to communicate information effectively, in English, both verbally and in writing.

Ability to establish and maintain effective working relationships with others.

Other Information About the Position

LSU Health New Orleans Division of Facility Services is seeking highly skilled and motivated individuals for the title of Maintenance Foreman.

The persons applying should possess Four years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance; Two years of the required experience must have been on-the-job experience.
This position is considered an essential personnel position and must be available to respond to campus emergencies after hours and during campus closures.
The employee may be assigned to the emergency team that remains on campus and or evacuates to an off-site location during emergency events.

Compensation: Starting rate for the position is $24.10. Rate may be adjusted dependent on the applicants’ qualifications.
Hours of Operation: 8:00 am - 4:30 pm Monday - Friday

Duties include but not limited to:

  • Supervises/trains HVAC/refrigeration mechanics, operating engineer masters, electricians, a plumber/ pipefitter and a maintenance repairer
  • Plans schedules and assigns daily tasks to subordinates
  • Prepares and submits work orders for repair work and completes close out documentation of the preventive maintenance work orders
  • Coordinates contractor work and Follows up on contract work from beginning to end
  • Supervises and assists with (as needed) scheduled periodic preventive maintenance work
    Payroll time sheets; b) leave requests; c) discipline; d) counseling for both outstanding and poor job performance; e) performance reviews; f) motivation; g) training
  • Equipment operation and maintenance
  • Special events work; b) campus maintenance emergencies; c) work orders
  • Plan, price, and order materials necessary for repairs using proper facility purchasing rules/regulations.

Minimum Qualifications

Required Education: None

Number of years required to perform the job: 4

Type of experience required to perform the job: Two years of the required experience for the following minimum qualifications must have been on-the-job experience.

Four years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance

Substitution: Completion of a two-year vocational technical program in general building construction, construction technology, or engineering plus two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance; OR

Twelve semester hours in construction management, construction technology, or engineering, or any combination of these courses plus two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance.
